Community: Young professional. Lots of people in their late twenties and thirties. Many are childless or early-stage families.

Appreciation: East Passyunk has appreciated 10 to 12 percent annually for the last three years. It is hot.

Price: 350k to 420k for decent properties. 420k to 500k for fully renovated or premium locations.

Parking: Street parking is often challenging because of density.

The experience: East Passyunk feels like an urban neighborhood where people actively hang out and socialize on the street. It is vibrant and social.

Bella Vista walkability and character

Bella Vista is less centered on a single corridor. It has restaurants and bars scattered throughout, but not in the density of East Passyunk.

Walkability: Good. You can walk to most things, but walks are sometimes longer than in East Passyunk. You might need to bike occasionally for certain destinations.
